Land Development QLD Bunya Residential Master Plan Situated in Pine Rivers Shire, the subject site exhibits large areas of remnant vegetation and is to be subdivided into 92 urban allotments. Given the vegetated state and current zoning of the site, significant ecological constraints are relevant to the proposal. Orogen has provided ecological assessment, planning and management services in working toward win-win solutions for the ecological context of the site, the needs of the client and the requirements of Council and the Department of Natural Resources, Mines and Water (NRM&W). Ecological assessment services provided by Orogen included Assessment of Significance for species listed as Threatened by Federal legislation and correction of Regional Ecosystem (RE) mapping to accurately represent the extent of remnant vegetation on site. Environmental Management services included review and calculation of the proposed extent of clearing, production of vegetation management mapping, calculation of Offset requirements, analysis of park layout (e.g. perimeter to area ratio, connectivity) and formulation of a Rehabilitation Plan for Offset areas. Environmental Planning services included the application of NRM&W assessment codes to the proposal and the provision of advice on compliance solutions. Shailer Park Residential Subdivision Orogen conducted ecological assessment fieldworks and desktop review of ecological planning constraints relevant to a series of land parcels in Logan City. All of these parcels host remnant vegetation and are adjacent to important parkland reserves. This assessment was conducted to guide the development design process through constraints such as Koala management, Council vegetation management requirements, remnant management and stormwater management. Gladstone Residential, Retail and Mixed Use Master Plan Orogen undertook an assessment of the environmental constraints to future residential/mixed use development of this 113ha site as part of the client's due diligence process. Orogen produced a detailed environmental constraints report to give the client an understanding of the environmental risks and opportunities relevant to the site and future development. As part of this process, Orogen undertook a ground-truthing assessment of the Regional Ecosystem mapping designation of the site. This ground-truthing assessment provided clarity around the actual extent of constraints associated with remnant. Orogen is providing ongoing advice to the client in relation to remnant management and development compliance with the Vegetation Management Act 1999. Emu Park Residential, Retail and Mixed Use Master Plan Following field and desktop investigations, Orogen produced an Ecological Assessment Report and a Bushfire Management Plan as part of the Development Application documentation for the creation of 220 residential allotments, 30 community title residential lots and a retail precinct on the subject site. Outcomes of Orogen's input included recommendations for ecological management of the site and formulation of bushfire hazard management initiatives. Cornubia Vegetation Management and Bushfire Management Plan Orogen was first appointed to the project team subsequent to client receipt of a Council information request relating to a proposed residential subdivision in Logan City. Orogen provided ecological and bushfire hazard planning advice to the client and produced a Flora Assessment Report and Bushfire Management Plan for submission to Council. The outcome of Orogen involvement was the identification of ecological/bushfire planning solutions and guidance of the client through the approval process. Joyner Koala Assessment and Management Plan The subject site is designated as Koala Habitat in accordance with the South-east Queensland Regional Plan: Interim Guideline Koalas and Development (Interim Guideline). As such, Orogen was appointed to assess a proposed residential development against the development criteria of the Interim Guideline. In doing this, Orogen conducted a detailed field assessment to provide an indication of the actual level of site usage by Koalas. This acquired understanding of the habits of the local koala population allowed for targeted design of koala management initiatives. The result was a positive outcome for both the client and koalas of the locality. |
